VALUATION
REPORT
A
Valuation Report is the briefest and most basic type of report
to determine market value. It is not a Survey and does
not cover repair or condition in detail.
One of it's main uses is to provide a market valuation for mortgage
lenders or individuals who are merely seeking re-assurance that
the value of the property relates to the asking price. It
is NOT a substitute for the more detailed Home Buyers Report or
Building Survey.
Valuation Reports are also carried out for probate, matrimonial,
taxation and insurance purposes.
HOMEBUYER REPORT
Comprises
an inspection of the property, a concise report based on this
and a valuation.
It is based on a standard R.I.C.S. format and may not be
suitable for older or properties of unusual construction.
The inspection covers parts of the property which are visible and
easily accessible. The report covers the general condition
and particular features, focusing on urgent or significant matters. Minor
defects are not included.
BUILDING
SURVEY
A
comprehensive inspection and report on the condition of the property,
describing in detail, any structural or other defects of construction
that can be seen by the Surveyor.
Tailored to the individual requirements of the client, the report
details a whole range of defects.
A unique service provided by us is that we include a valuation
as a matter of course (not usually provided) and a post report
consultation. We can also forward an additional copy of the
report to your legal advisers if required.
Commissioning
your own Survey will enable you if necessary, to reassess the
situation before exchanging contracts and
avoids
costly mistakes.
